How It Works

Trinity Oaks Land, LLC offers in house financing on most of the properties we sell. If you are interested in financing but don't see an option that works for you please contact us directly. We believe owning land should be an opportunity for all, therefore we will do everything we can to work with your unique situation.

Step 1: Select A Property

To begin the process you must first decide on which property you would like to purchase. Trinity Oaks Land, LLC seeks to provide our customers with a diverse selection of properties. Each piece of land has its own unique highlights ranging from location, water fronts, wildlife, and other aspects which make buying rural land an incredible opportunity. After weighing the benefits and selecting the property which meets your individual criteria, you are ready for the next step.

Step 2: Click the "Buy Now" Button

Once you've decided on the property click the "Buy Now" button on the listing page. You'll then be directed to a secure payment form where you can enter your payment information and pay the Down Payment and Document Fee.

 

At this point you'll be prompted to enter some additional information, such as the name(s) you want on the contract, the address where you want it mailed, and the best phone and email address to contact you.

Step 3: Creating & Approving the Land Contract/Sales Agreement

Within 24 hours from the time you complete your purchase you will receive an email from us with a number of documents. The first document will be a copy of the recorded deed which put the property in our company name. This will verify that we own the property and have the right to transfer it.

The second document will be the Land Contract/Sales Agreement and any other information required by the county to set up the Land Contract/Sales Agreement. It is during this time that we ask you to verify the information and the spelling of names and addresses on the new deed. This is also a good time to ask any questions you might have.

Step 4: Signing the Land Contract/Sales Agreement

Once you have approved the Land Contract/Sales Agreement we will send them to you via email to sign electronically. Once you have signed the documents  they will be sent back to our office.

Step 5: Sign & Notarize the Land Installment Contract

After you have signed the Land Contract/Sales Agreement electronically we will mail you 2 copies of the Land Installment Contract to sign and notarize. This Land Installment Contract is the document that will need to be recorded with the county, therefore it needs to be signed and notarized. Once you send this document back to our office we will forward it on to the county recording office to be recorded.

Step 6: Creating the New Deed

Once the terms of the Land Installment Contract have been completed we will draft a new deed and transfer the property into your name. We will then mail this deed to the county to be recorded and the county will mail it back to you for your records.

You are officially the owner of the property!
